New Dubai community mall near Downtown set to open this year
A new neighbourhood retail destination is on the way, with the NAS Gardens Community Mall set to open in Dubai this August. Located within the Nad Al Sheba Gardens development, the two-storey mall is designed to serve residents while also welcoming visitors from across the city.
What to expect
The upcoming mall will bring together a mix of retail, dining and lifestyle options, including:
- A new Waitrose supermarket
- Restaurants and cafés
- Health and fitness facilities
- A nursery for families
The space is positioned as a community hub, offering everyday convenience alongside casual dining and social spaces.
Popular food brands moving in
Two well-known names on Dubai’s food scene are also set to anchor the dining line-up.
Kokoro Handroll Bar will open a permanent location alongside Bake My Day, creating a dual-concept space under one roof. Each brand will maintain its own identity, serving signature handrolls and popular desserts respectively.
More brands are expected to be announced in the coming months.

The mall is being built to blend into its surroundings, with natural materials, landscaped parking and open, light-filled spaces.
Its location, around 10 minutes from Downtown Dubai and close to key areas like DIFC and Business Bay, makes it easily accessible for a wider audience.
The mall sits within a larger residential community featuring villas, townhouses, green spaces, cycling tracks and an education campus.
